A question mark hangs over the future of Marlborough’s only nightclub this week, after it was put on the market by its Bristol owners.
Leisure property adviser Christie + Co has been appointed to sell Azuza in Hughenden Yard, which is the town’s only 3am licensed premises.
Set over two floors, with an outside terrance, the ground floor sports bar is open seven nights a week, and hosts occasional live music performances by bands in association with neighbouring record shop Sound Knowledge.
Meanwhile, the upstairs bar serves as a 180-capacity nightclub, open from 11am until 2.30am on Friday nights and 11pm until 3am on Saturdays.
But the property agent in charge of the sale, licensed premises agent Sophia Sangchi, says the best use for the venue would be to serve evening meals – casting doubt that its function as a music venue would continue into the future.
“This superbly presented and extremely spacious premises represents an excellent opportunity for new owners,” writes Ms Sangchi in the sales particulars.
“The natural upside to the business would be to start serving good quality evening meals, but with a total internal area of 3,500 sq ft there are a number of possibilities that new owners could explore and make a real success of.”
Azuza is being offered to market on a leasehold basis for a premium of £120,000. The lease has 18 years left to run with current rent set at £52,000 per annum.
